Orlando Four-point Inspection

is required when a buyer or home owner, needs a new home owners insurance policy or the renewal of an existing policy. Underwriters require a standardized 4-point inspection and report when a home is older than 20-30 years is bought or when the home needs a policy renewal. The time frame and some circumstances can vary quite a bit from company to company.  Example; 20-30 or in some cases, even a five year old home can be required to have the Orlando four-point inspection before the policy will be written.

The 4-point inspection is limited to the following areas:

1. Roof
2. HVAC (Heating, Ventilation, and Air Conditioning)
3. Electrical
4. Plumbing

The underwriters want know about the general condition, age of the items or systems, the recorded permit dates and any noted issues observed during the inspection. The inspection provides the underwriter the information needed ti understand the possible exposure they could be insuring.

Some of the items affecting the insurability are:

1. Age of an item or system
2. The current condition. Outdated items or systems (Obsolete electrical panels, cast iron drains, polybutylene supply plumbing, roofing issues, to name a few).
3. And any items, systems, upgrades, and renovations done without a permit and required inspections.

It’s important to realize the cost of home owners’ insurance, like many things needed for our homes and daily living, have skyrocketed and will likely continue to be expensive for an long time to come. Simply based on the past storm damages we’ve had in Florida and the billions of dollars the insurance companies have had to pay out.
